Essential Job Functions:

  1. Adhere to MORGAN's Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  2. Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
  3. Complete assigned service requests and repairs in a safe and timely manner.
  4. Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.
  5. Clean parking lot areas, garages, walkways, entryways and hallways.
  6. Operate indoor floor scrubber machines when necessary.
  7. Ensure model tour route is free of debris.
  8. Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
  9. Empty trash cans and move/clean trash dumpsters and surrounding areas.
  10. Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  11. Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
  12. Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
  13. Assist with cleaning of vacant units for move-ins when needed.
  14. Clean pool, chairs, tables, decks and umbrellas.
  15. Comply with all training requirements set forth for this position.

Other tasks as assigned by your supervisor, not listed as essential job functions.

Physical Requirements:

  1. Will need to be on feet (66% to 100%).
  2. Will need to perform the following physical activities (66% to 100%).

Qualifications
Education

High School or better.

Experience

Experience in pool care and general maintenance in the property management industry or similar industry is preferred. In addition, proven experience in the following is required: 1. Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner. 2. Good organizational skills. 3. Strong customer service skills.
